- How does a court-ordered sale work in BC?
- The lender asks the BC Supreme Court for an order to sell. An accepted offer is still subject to court approval, and other buyers can bring higher offers to the approval hearing.
- Are they cheaper?
- Sometimes, but not always. The court wants fair market value, so the asking price is usually backed by an appraisal. Compare it with recent sales nearby before you offer.
- What should I watch for?
- These homes are usually sold as-is with few or no seller disclosures, and the contract comes with the court's own terms. Get an inspection done, and have a lawyer read the terms before the hearing.
