Frank’s Vancouver Report
What actually happened
in Vancouver real estate this year.
Every number below comes from Frank’s own record of Vancouver sales in 2026 — not estimates, not forecasts. Sales recorded through October 8, 2026.
The year, month by month
Spring did what spring always does. The median sold price climbed from $943K in Jan to a peak of $1.17M — then cooled into the fall.
Sales are counted when the board records them, so the most recent weeks are still arriving.
Condos, townhomes, houses

Frank’s take
The headline of 2026 so far is negotiation. 89 out of every 100 sales closed under the asking price, and the typical home took 37 days to sell. Buyers have room to talk — something that wasn’t true for most of the last decade.
But it isn’t a sleepy market. 452 homes still sold over asking, and the busiest neighbourhoods — Downtown, Kitsilano, Mount Pleasant — each saw hundreds of sales. Well-priced homes in good spots are moving in about three weeks.
The gap between condos and houses keeps widening. A typical detached house cost $2.2M, while a typical condo cost $737K. For first-time buyers, the condo market is where the leverage is.
“After fifty years selling in this city, I’ve learned the numbers only tell you half the story. The other half is knowing the streets, the buildings, and the people. That’s what I’m here for.”
